Search your own name the way a seller would. Not your website address. Your name, and the town you sell in.

For most agents, one of the first things that comes back is a profile page on their brokerage's site. A headshot, three sentences someone in the marketing office wrote in 2021, a phone number that routes through the front desk, and a list of listings that could belong to anyone.

It feels like presence. It is somebody else's page with your photo on it.

Who the page is really about

A brokerage profile exists to make the brokerage look big. That is not cynical; it is simply what the page is built for. There are hundreds or thousands of profiles on the same template, each one saying almost exactly the same thing in almost exactly the same order.

When a machine reads that page, the strongest signal on it is the logo. It learns a great deal about the brand and very little about you. You become one line in a directory that belongs to them.

Machines don't recommend the best agent. They recommend the one they understand. And a profile that is identical to four hundred others is not something anybody can understand you from.

The day you change brokerages

Here is the question agents skip. What happens to that page the day you move?

It disappears, or it redirects to the brokerage homepage, or worse, it stays up with your old phone number for another year. Every link, mention and review that pointed at it now points at an address you no longer control. Whatever the machine had learned about you is attached to a record that has stopped being true.

Ryan Comstock lived a version of this. Twenty years in the business, a move from Seattle to Tucson, and 250 reviews that left him on page three while agents with around fifty reviews sat on page one. The reason was not his work. His own contact details disagreed across the web, so Google could not tell which record was really him. Once the record was cleaned up and made consistent, he did 20 sales and roughly $250,000 in the first year, then 24 online deals in 2025.

Think of it like having your mail delivered to your employer's front desk for twenty years. It works, right up until the day you leave, and then every letter anyone ever sent you is sitting in a building you are not allowed back into.

What an agent needs to own instead

This is not about leaving your brokerage or pretending it does not exist. Your affiliation is a real fact and it belongs in your record. The point is that the record itself has to be yours.

  • One name, spelled one way, everywhere. The same one on your license, your profile, your site and every directory.
  • A phone number that is yours and will still ring in three years, wherever you hang your license.
  • A Google Business Profile in your own name, with your real service areas, photos of you and the homes you actually sold, and a weekly post.
  • A website on a domain you own, with pages that explain the city you sell most in, a neighborhood you know better than anyone, and the kind of client you serve best.
  • Reviews that land on your profile, not the brokerage's, so they travel with you.

The brokerage page can stay. It becomes one more place that confirms the record, instead of the only place that holds it.

If you are on a team, this is doubly true

Team agents have the same problem one layer deeper. The team has a site, the team has the profile, the team has the reviews, and the team name is the one printed on the sign in the yard.

That can be a perfectly good arrangement while you are on it. But ask yourself the uncomfortable question. If a seller asked a machine for your name tomorrow, would it find you, or would it find the team leader and the office line?

Nothing about that needs to be dramatic. You do not need to compete with the team for attention. You just need a version of you that is clear, consistent and owned, so the work you do every week is attached to a person and not only to a logo. Sound familiar?

The same rule applies to the team leader, by the way. A team whose record is one clean, well-described entity with named agents underneath is far easier for a machine to recommend than a team page with twelve headshots and no sentences.

Proof that the logo is not the tiebreaker

Evan Downey is a solo agent with eXp in Dallas, a market with somewhere between ten and fifteen thousand agents. He does not have the biggest name on the sign. He was named Best Realtor Dallas 2025, and roughly $250,000 of commission came from people who found him through Google, ChatGPT and Grok. What they found was him, clearly described, on a record he owns. The brokerage is part of the story. It is not the story.

Mark Lynch shows what an owned record is worth when life stops cooperating. After his wife passed away, his ten or so deals a year kept arriving, eight of them from Google and ChatGPT, during months when he could not have prospected for anything. That business did not live on anyone else's website. It lived on his.

The honest part

You are not careless for leaning on the brokerage page. You were told it was your online presence, and for years it was good enough, because sellers scrolled through search results and a familiar logo reassured them.

That is changing. A growing share of sellers now ask a machine for a name, and the machine answers in two sentences. It needs one clear, consistent version of you to put in them. A logo cannot be that for you, no matter how good the brand is.

It also takes time. A clean record and a few strong pages can start showing up in narrower questions within months, but becoming the name for your whole market is a six to twelve month build. Anyone promising a week is selling you something else.

Start with one search tonight

Search your name plus your town in Google, then ask ChatGPT and Gemini who the top agents are in that town. Write down what comes back: which page, which phone number, which description. If the best thing the internet knows about you lives on a page you do not own, you have found your first job.

Next spring a seller will type four words at nine at night and read two sentences before she picks up the phone. Sellers call you. Not you calling sellers. Make sure the name in those sentences leads to you, not to the front desk.
