She searched at 9pm, you were asleep: how a seller finds a real estate agent after hours through AI answers

The 9pm Search: What a Seller Finds When She Looks for an Agent After Hours

September 25, 2026•6 min read

It is a little after nine on a weeknight. The kids are down. The dishes are done. She sits at the kitchen table with her phone and finally does the thing she has been putting off for a month.

She types four words. Best realtor near me. Or she asks ChatGPT who she should call to sell a house in her town.

You are not there. Your office is closed, your phone is on the charger, and you are asleep or watching a game. Everything that happens next happens without you.

Am I close?

The seller decides before she calls

We used to think the first conversation was where an agent won the listing. You get on the phone, you are warm, you know the market, and you close the appointment.

That conversation still matters. But for a seller who has never met you, it is no longer the start of anything. By the time she dials, she has read two or three sentences about you, looked at your reviews, clicked through to your site, and quietly crossed two names off her list.

The call is the end of a decision, not the beginning of one.

So the real question is not how good you are on the phone. It is what she found at 9pm, when nobody was there to explain you.

What she actually sees

Here is the order it usually goes. It is worth walking through slowly, because every step is a place you either show up or vanish.

  • An AI answer at the top of the page, or inside ChatGPT, that names a short list of agents. This is how the shortlist gets built, and she may never scroll past it.
  • The map with three agents and their star counts. She reads the number, then she reads a few reviews.
  • A website, if one exists and is yours. She is looking for a face, a neighborhood she recognises, and proof you have sold something like her house.
  • Everything else: a portal profile, a brokerage bio, an old directory listing with a phone number you stopped using.

Now ask yourself honestly which of those you would win tonight. Not on your best day. Tonight.

Machines don't recommend the best agent

This is the part that stings. The answer she reads at 9pm was not written by anybody who knows you. It was assembled by a machine from whatever it could find and understand.

If your details disagree across the web, it hesitates. If your reviews say "great agent" and nothing else, it has no sentence to write about you. If your website is a feed of MLS listings that could belong to anyone, it has no reason to connect your name to her neighborhood.

Machines don't recommend the best agent. They recommend the one they understand.

Twenty years of experience does not help you at 9pm if none of it is written down anywhere a machine can read.

Ryan Comstock learned that the hard way. Twenty years in the business, 250 reviews, and he still sat on page three behind agents with around fifty. The reason was not his work. His addresses and phone numbers disagreed across the web, and in his words, he was confusing Google. Once the record was cleaned up, he did 20 sales and roughly $250,000 in his first year, then 24 online deals in 2025, with buyers arriving from Copilot and Claude.

Same agent. Same experience. The only thing that changed was what a machine could understand about him at 9pm.

The agent who works while he sleeps

Evan Downey is a solo agent with eXp in Dallas, a market with somewhere between ten and fifteen thousand agents. No big team, no billboard budget. He was named Best Realtor Dallas in 2025, and roughly $250,000 in commission has come to him from people who found him through Google, ChatGPT and Grok.

Nobody is calling those people at 9pm. They are finding him, reading about him, and calling in the morning with their minds already made up.

Mark Lynch shows what that means when life stops you. After his wife passed, the business kept arriving, about ten deals a year with eight of them from Google and ChatGPT. It got him washed, dressed and out of the house. That is what an asset looks like. It works on the nights you cannot.

You are not the problem

If you read that list and felt a knot in your stomach, hear this. You did not do anything wrong. You did what every good agent was taught to do: answer the phone, show up, work harder than the next person.

That is carrying water to the field by hand, bucket after bucket, every day. It works, and it wears you out, and the field goes dry the moment you stop. What changed is that there is now a way to dig an irrigation line, and the agents who dug it are being found at 9pm while everyone else is still carrying buckets.

How to be there when you are not

You do not need to be awake at nine. You need the things she finds to say the right thing about you. Four of them do most of the work:

  • One consistent record. The same name, phone and address everywhere. Mismatched details are one of the most common reasons businesses get left out of local results.
  • Reviews with something to quote. The situation, the neighborhood, the problem you solved. One new review a week, every week.
  • A website on a domain you own that explains who you help, where, and what you have sold. Not just a listing feed.
  • A clear next step for a 9pm visitor: a way to book time or request a home value that works while you sleep, so she does not have to wait for office hours to raise her hand.

An AI visibility audit is the fastest way to see what she sees tonight: every version of you across the web, which ones agree, and which ones a machine is quietly ignoring.

None of this asks you to become a marketer. It asks you to keep closing homes, ask one client a week for an honest review, and let the record do the talking at night. We do the heavy lifting on the rest.

The honest part

This is not a switch. It takes six to twelve months for the record to settle and the answers to start naming you. Agents who quit at month four should never have started.

But the seller at the kitchen table is not waiting for you to be ready. Someone is getting her call tomorrow morning. Nobody calls to tell you they picked someone else.

Next spring, at 9pm

Picture it. Next spring, a seller three streets from your last listing sits down after dinner and asks her phone who to call. Your name is in the answer. She reads your reviews, sees the house you sold on her street, and books a time on your calendar before bed.

You find out at 7am with your coffee. Sellers call you. Not you calling sellers.

Frequently asked questions

When do most sellers search for an agent?

Many home sellers research on their own time, in the evening and on weekends, long before they call anyone. Your online presence is doing the first interview while you are off the clock.

Do sellers really use ChatGPT to find a real estate agent?

A growing number do, alongside Google's AI answers and the map results. Those answers are assembled from public information, so what exists about you online shapes whether you are named.

What should a seller find on my website at night?

Who you help, where you work, proof of homes you have sold in her area, real reviews, and a simple way to book time or ask a question without waiting for office hours.

How long until I show up in AI answers?

Expect six to twelve months of consistent work: a clean record everywhere, a steady flow of specific reviews, and a website that explains you. It compounds from there.

Can I just be more responsive instead?

Responsiveness wins the conversation, but only if she calls. The 9pm search decides who gets called, so visibility has to come first.
