A seller calls. She already knows your name, the streets you work and that you sold the house on the corner. You have never met her. You did not pay for the lead.

So where did she come from? If you are like most agents, you do not know. Your CRM says "direct." Your website analytics say "direct." And "direct" is where good information goes to die.

Here is the problem. A growing share of sellers now find agents by asking ChatGPT, Gemini, Claude or Google's AI answers. Those tools rarely leave a tracking tag behind. If you do not ask, you will never know which work is paying off, and you will be tempted to cut the very thing that is sending you business.

Why AI leads hide in your numbers

Notice what that sentence gives him. Not a guess. A count. Every week, a call, and he knows which tool sent it. He also knows it is not just one tool, which matters, because the machines all read the same signals about an agent.

Two more agents who asked

In Nevada City, California, Kurt asked a stranger the same question at a listing appointment: "I had a listing appointment a week ago or so, and I didn't know the guy, and I asked him how he found me, and he said he found me on Claude." Kurt added, "It's the first person that has told me that, and he's a techie guy, and he said he doesn't even use Google anymore."

In Huntersville, North Carolina, Mike asked and got a different answer: "I went on a listing appointment last week, and he found me, he just typed in Google and said, who's the best realtor in Huntersville? And I popped up, he read the reviews, and was like, all right, let's give this guy a chance."

Three agents, three answers: an AI assistant, a different AI assistant, a plain Google search. If none of them had asked, all three listings would have been filed under "don't know."

A simple system to track AI as a lead source

You do not need new software. You need a habit and five minutes of setup.

1. Ask the question on every first call

Make it the same words every time: "Just so I know what's working, how did you find me?" If they say "online" or "Google," ask one more: "Did you search, or did you ask one of the AI apps like ChatGPT?" People are happy to tell you. Most are a little proud of it.

2. Add real options to your lead-source field

Most CRMs ship with sources like "website," "referral" and "Zillow." Add ChatGPT, Gemini, Claude, Google AI answer, Google search, Google map, reviews and social. If the only choice is "other," your best channel disappears into it.

3. Ask on your web forms too

Add a short "How did you hear about me?" field to your contact and home value forms. Do not make it a dropdown with three choices. Let them type. The words they use tell you more than a menu ever will.

4. Treat "direct" as a question, not an answer

When your analytics show a jump in direct visits, do not assume it is people who already knew you. Some of it is sellers who heard your name from a machine and came straight to you. Check it against what callers actually told you.

5. Review it once a month

Ten minutes on the first of the month. Count leads by source. Then ask the only question that matters: which of these turned into listing appointments? A source that sends fewer calls but more listings is worth more than one that floods your phone with tire-kickers.
