Best realtor near me: what the search really checks on Google and AI

What "Best Realtor Near Me" Really Triggers on Google and AI

October 19, 2026•9 min read

You have probably typed it yourself. Maybe as a test, maybe late at night, phone in hand: "best realtor near me." Somebody else's name came up first. Somebody you know you outwork. You closed the app and told yourself the people who matter know who you are.

They do. But a seller who doesn't know you yet is typing those same four words today. Am I close?

Video transcript: Think about the last time you hired a plumber. Did you call the best one in town or the one that came up first when you searched? Your sellers are doing the same thing right now This happens to good agents all the time, and by good I mean full-time. Three years or more in business, at least 12 to 15 deals a year, agents who already know how to take a listing. Let me show you why. When a homeowner decides to sell today, they don't go ask their neighbor. They open a search box or they ask the assistant on their phone and they call whatever name comes back. That thing cannot interview you. It cannot call your last client. It reads what's out there. Your reviews, your website, your profile, your address, your phone number, and it checks one thing. Does all this describe the same person? Say you move houses. You give the post office your new address. You give your bank a slightly different one. Your old brokerage still has the address from two moves ago. Now, someone who has never met you, they need to reach out to you. Which address are they gonna use? They don't guess. They send it to the person whose address they are sure about. That's what's happening to you. Nobody read your reviews and passed. The machine was not sure, so it handed the seller to someone else that it was sure about. Machines don't recommend the best agent. They recommend the one they understand

Here is what most agents never get told. That search has almost nothing to do with the word "best." It has everything to do with where she is standing and what the internet can say about you.

What Google actually checks

Google says it plainly in its own help pages. Local results are based mainly on three things: relevance, distance and prominence. In plain words: are you the kind of business she asked for, how close are you to where she's standing, and how well known and trusted are you.

Notice what's missing. Nobody at Google weighs your sales volume, your years in the business or how hard you work for your clients. Your Google Business Profile carries roughly a third of the weight in local ranking, and reviews carry about another fifth. The rest is how clearly the internet describes you, and whether it all agrees.

So "best" doesn't mean best. It means closest, clearest and most trusted. That isn't a judgment on you. AI doesn't pick the best agent. It picks the agent it can understand.

"Near me" means near her, not near you

This is the part that surprises agents most. The results change depending on where the seller is standing when she searches. Two homeowners a mile apart can type the same four words and get different agents at the top.

Evan's team sells in Palatine, Illinois. In our August 2026 Google ranking check, he ranked #2 for Palatine Realtor searches. On his call that same month, his VIP manager pulled up a map grid of "realtor near me" searches run from points about a mile apart across town. Evan's team showed in the top spot in almost every square, ahead of a brokerage with 392 reviews. The one gap was the corner closest to the next town over.

Both of those things are true at once, and that's the lesson. There is no single ranking for "near me." There is a map, and you either own the squares where your sellers live or you don't. Evan's reaction on the call: "Yeah, no, I'm loving, like these are amazing results."

It's like a lighthouse. The closest light isn't always the one ships steer by. They steer by the one they can see clearly from where they are. Your job is to be visible and clear from every street you want to sell on.

What AI tools do with the same question

More sellers now skip the search box and ask ChatGPT, Gemini, Claude, Perplexity, Copilot, Grok or Siri instead. These tools don't hand back a map with ten pins. They write an answer with two or three names in it. The shortlist is shorter, so the cut is harsher. Here is how AI builds that shortlist.

Kimberly sells in Mount Pleasant, South Carolina, and she has been full time for 28 years. She never did pay-per-click or bought Zillow territory. A buyer typed "who is the best realtor in Mount Pleasant" into ChatGPT, and her name came up. Her words: "If anyone is reluctant about programs, it would be me. I just have to say it works."

Now flip it. For every buyer or seller who heard Kimberly's name, there is someone in another town who asked the same question and heard a different agent. That agent didn't outwork anyone. The tool could simply read them. Nobody calls to tell you they picked someone else.

How to win "best realtor near me"

1. Make your Google profile complete and current

Right category, real service areas, your hours, photos, and a post every week. It's the biggest single lever you have. Here is the Google profile math for agents.

2. Get reviews that name the place

A review that names the town and what you helped with tells Google and AI exactly where you work. Ask for one new review a week, and ask clients to mention the town and what you helped with.

3. Give every town you serve its own page

If a seller is standing in a neighborhood you haven't written about, you're asking the search engine to guess. A good neighborhood page answers the questions a local seller actually asks.

4. Pick your squares

You can't own the whole metro on day one. Choose the towns you most want listings in and go deep there first. One town done well beats a whole metro done thin.

5. Make your details match everywhere

Name, brokerage, address and phone, the same on every site. Mismatches split your trust between versions of you, and "prominence" is only as strong as the version Google believes.

What doesn't work

  • Stuffing "best realtor" into your Google profile name. Google's guidelines ask for your real name, and a keyword-stuffed name can get the profile suspended.
  • Buying a pile of reviews at once. A steady stream that names real towns is worth far more than a burst that looks bought.
  • One big "service areas" page listing thirty towns. It tells the search engine you're everywhere, which reads a lot like nowhere.

A crowded market isn't the problem either. Evan Downey is a solo agent in Dallas, a market of about 15,000 agents. He was named Best Realtor Dallas 2025 and did $2.2M in sales plus 2 listings for $1.1M, all from Google organic search. In a big market, almost nobody has done this properly, so the gap between the agent the tools can read and everyone else is wider, not narrower.

An honest note on timing

Profile fixes can move the map within weeks. Owning the squares across a whole town usually takes months, and AI answers follow on their own schedule. Plan on six to twelve months to full strength. That's the real timeline.

The bottom line

"Best realtor near me" isn't a contest you win by being the best. It's one you win by being the clearest agent near where the seller is standing. AI doesn't pick the best agent. It picks the agent it can understand. Make it easy to understand you from every street you want to sell on.

Picture a homeowner on your favorite street next spring. She types four words, sees your name, your reviews from her neighbors and your number. By the time your phone rings, she has decided. Sellers call you. Not you calling sellers.

Frequently asked questions

What does Google look at for 'best realtor near me'?

Google says local results are based mainly on relevance, distance and prominence. For agents that means a complete Google Business Profile, reviews, and consistent details across the internet, not sales volume.

Why do different people see different agents for 'realtor near me'?

Because the results depend on where the searcher is standing. Two homeowners a mile apart can see different agents at the top. That is why agents track rankings on a map grid, not a single number.

Does the word 'best' in a search change the results?

Not much on its own. Google and AI tools read 'best' as most relevant, closest and most trusted, which mostly comes down to your profile, reviews and how clearly the internet describes you.

How do ChatGPT and other AI tools answer 'best realtor near me'?

ChatGPT, Gemini, Claude, Perplexity, Copilot and other AI tools write an answer with a short list of names, based on the agents they can understand and trust from information online. Consistent details, reviews that name your town and local pages all help.

How long does it take to rank for 'realtor near me'?

Profile fixes can move map results within weeks. Owning a whole town usually takes months, and full strength takes six to twelve months.
