AEO or SEO? Same foundation. Be the answer, not a link.

AEO vs SEO for Real Estate Agents: What Actually Changes (and What Doesn't)

November 05, 2026•9 min read

Somebody pitched you AEO this month. Or GEO. Or AI SEO. Maybe all three in the same week, each one sold as the thing you are already behind on.

You nodded along, then quietly wondered if the website and the Google profile you paid for last year are now worthless. And if you are honest, you are tired of learning a new acronym every quarter just to stay in the game. Am I close?

Here is the good news. You don't need to start over. You need to understand what changed, and it is smaller than the pitch makes it sound.

The short answer

SEO is the work of showing up in a list of results a person scrolls. AEO, answer engine optimization, is the work of being the answer itself: the summary at the top of Google, the name an AI tool gives back, the one result a voice assistant reads out loud. The foundation under both is the same. The prize is different.

AI doesn't pick the best agent. It picks the agent it can understand. That one line explains both. SEO helps machines find you. AEO asks them to trust you enough to say your name.

What Google itself says

If AEO were a separate skill with secret rules, Google would say so. It says the opposite. On its page about AI features, Google writes: "The best practices for SEO remain relevant for AI features in Google Search (such as AI Overviews and AI Mode). There are no additional requirements to appear in AI Overviews or AI Mode, nor other special optimizations necessary." You can read it on Google's page about AI features and your website.

So no, your past work wasn't wasted. Everything that made you findable still counts. What changed is how much the machine needs to be sure of before it repeats you.

SEO, AEO, GEO: three names, one job

Think of a crowded open house. SEO gets you through the front door and into the room. AEO is the moment someone turns to the room and asks, "Who should I call?" and a guest says your name without hesitating. Both depend on the same thing: people in that room have to know clearly who you are.

Video transcript: AIO, SEO, GEO, or AEO. You've probably heard of at least one of these. So let me show you what these actually mean and why they're all just the same thing with different labels. Listen, I've been doing this for years and helped hundreds of homeowners dominate search results on both Google and ChatGPT when they were ready to move. Here's what they actually mean. SEO is making your site visible on Google. Figure out what people search for and put those words in the right places. AIO is making sure ChatGPT and AI tools know you exist. Add structured data, write factual content, and show up on trusted sources. But guess what? That's just good SEO. GEO is making sure AI mentions you when comparing options. Create comparison guides, pros and cons, and things with real details. Again, that's just content marketing, which is SEO. AEO is getting your answer in the little box at the top of Google. Answer questions directly and use clear formatting, and it's still SEO. So look, the fundamentals haven't changed. Create helpful content, have a clean site, and build trust. Do that, and you'll rank on Google and show up in AI answers without memorizing half the alphabet. And if you want to learn how to cut through all the complicated terminology, then comment 'AI' and I'll send over our 30-page cheat sheet that breaks it all down for you.

SEO: get on the list

Your website, your pages, the words a seller types and the links that point to you. The goal is a spot on page one, where a person compares names and clicks.

AEO: be the answer

The single answer inside search: AI Overviews, the map pack, featured answers and voice assistants. It leans harder on verified facts, reviews, your Google profile and pages that answer a question in a sentence or two.

GEO: get named by AI tools

Being cited when someone asks ChatGPT, Gemini, Claude, Perplexity, Copilot, Grok or other AI tools for an agent. It rewards the same thing: the same facts about you, told the same way, everywhere those tools look. If you want to go deeper on each engine, here is our plan for every AI tool.

What really changes for you

Three things shift when the goal moves from a list to an answer.

First, consistency matters more. A list can show two versions of you. An answer can't. If your name, brokerage, phone or address disagree across the web, the machine picks someone it is sure about.

Second, plain answers win. A page that says, in one sentence, what you do, where you do it and why sellers pick you is easy to quote. A page full of slogans isn't. That is why a FAQ page written in your own words does so much work.

Third, the invisible loss gets bigger. On a list, a seller might still scroll down to you. With an answer, there is often only one name, or three. If yours isn't one of them, she never sees you at all. Nobody calls to tell you they picked someone else.

What it sounds like when it works

Stacey sells in the Montgomery and Conroe area of Texas. On a call this summer she described it this way: "I feel like I win the lottery every time somebody says, yeah, it's ChatGPT that led me to you."

Claudia sells in the Miami area, around Palmetto Bay and Pinecrest. After more than two decades in the business, she told our team: "Before I wasn't ranking anywhere. I was, I didn't get these calls and I've been doing this for like over 20 years."

Notice what neither of them did. They didn't buy a separate AEO package and a separate SEO package. They built one clear, consistent version of themselves online, and both the lists and the answers started pointing to them.

Eric Torres, our first client back in 2022, put the result in one line: "I'm getting the calls, I'm getting the rings, I'm getting the listings." You can see more stories like theirs in our client case studies.

What we tell our clients about AEO

Here is our own view, the same thing we tell every agent who asks if they need AEO on top of SEO. One program, not three.

  • Don't buy AEO and SEO separately. The same verified facts and reviews power both, so we run them as one program.
  • Match first, then grow. We keep your name, brokerage, phone and address matched across 50+ online profiles, including maps and AI assistants, before chasing anything new.
  • Write answers, not slogans. Every key page should answer a real seller question in the first two sentences.
  • Here is the number we hold to: one new Google review a week, written in the client's own words.
  • Be honest about time. Six to twelve months to full strength is the real timeline, and anyone promising AI answers next week is guessing.

Who this is for, and who it isn't

This is for agents who already have the basics, a website and a Google profile, and want to know where to put their next hour. It is also for agents comparing agencies who want to see past the acronyms.

It isn't for agents looking for leads this month. Answers come from accumulated proof, not from a switch. If you want the full breakdown of the terms, read our guide to answer engine optimization. The bottom line

AEO isn't a new building. It's the same house with the lights turned on, so the machine can see who lives there.

AI doesn't pick the best agent. It picks the agent it can understand. Picture next spring. A seller asks her phone who to call about listing her home, and the answer comes back with one name, yours, with your reviews right under it. By the time your phone rings, she has already decided. Sellers call you. Not you calling sellers.

Frequently asked questions

What is AEO for real estate agents?

AEO, answer engine optimization, is the work of being the answer itself: the summary at the top of Google, the name an AI tool gives back, or the result a voice assistant reads aloud. For agents it rests on matching details everywhere, an active Google profile, steady reviews and pages that answer seller questions plainly.

Is AEO different from SEO?

The goal is different, the foundation isn't. SEO aims for a spot in a list of results. AEO aims to be the single answer. Google says the best practices for SEO remain relevant for its AI features, with no additional requirements.

What is the difference between AEO and GEO?

AEO usually means answers inside search engines, like AI Overviews, the map pack and voice assistants. GEO means being cited by AI tools such as ChatGPT, Gemini, Claude, Perplexity and Copilot. The same verified facts and reviews power both.

Do real estate agents need to pay for AEO separately?

No. Because the same work feeds both, it makes sense to run AEO, GEO and SEO as one program rather than buying three packages.

How long does AEO take to work for an agent?

Profile and data fixes can show up in weeks, but being the answer consistently usually takes six to twelve months, because search engines and AI tools weigh accumulated proof.
