Plant it in winter: what real estate agents should do in the slow season to own the spring market

The Real Estate Slow Season: What Agents Should Do in Winter to Win the Spring

October 29, 2026•8 min read

It happens every year. The leaves come down, the showings thin out, and the phone gets quiet somewhere between Thanksgiving and New Year's. You tell yourself you'll catch up on everything in January. Then January becomes February, and the spring rush hits before the work gets done.

So you spend another spring working the phones, chasing the same handful of sellers as everyone else, wondering why a few agents seem to have their calendars full before the market even warms up. Am I close?

You aren't behind because you're lazy or bad at this. You're behind because there's never a quiet week to build the thing that brings sellers to you. Except there is one. It's right now.

The short answer

The slow season is the best time of year to build your online presence, because the work takes months to pay off and the spring sellers are already starting to look. Use the quiet months to get reviews from this year's clients, clean up your Google profile, make your details match everywhere and give your website pages that answer real questions. By spring, Google, ChatGPT, Gemini, Claude, Perplexity, Copilot and other AI tools have had time to read it all.

AI doesn't pick the best agent. It picks the agent it can understand. Winter is when you teach it who you are.

Why winter work shows up in spring

None of this works overnight, and we won't pretend it does. On our own webinar, an attendee asked Chad Crenshaw how long before the phone actually rings. His answer: "about six to twelve months is when you're gonna start seeing consistent results." Then he added the part that matters for timing: "this thing compounds. So once that first domino falls, once you get your first come list me call, you generally start seeing more and more."

Do the math on that. Start in March, and the compounding begins after the spring market is already gone. Start now, and you are months into it when the listings start. Here is the honest timeline in full if you want the detail.

Think of it like planting tulip bulbs. You put them in the cold ground in the fall, when nothing seems to be happening and the yard looks bare. Nobody plants tulips in April and expects flowers that week. The agents with color in spring dug in the fall.

Video transcript: And they feel like they know me. And so they call, and they're like, 'We want you to list our house.' And I'm like, 'Great!' You know, the first couple I showed up, kind of, you know, with my little listing presentation, like, 'Okay, I'm going to tell them all about me and they're going to know that I'm going to do this marketing for them and that and find out what their needs are, and you know, get on the same page.' And one of the first ones, and it was a nice listing in Loveland, which is a really good area for us. And the husband and wife literally just handed me the keys. And it was, um, a property that they had moved out of, and they're like, 'Yeah, we need you to list our house.' And I'm like, kind of getting ready to tell them a little bit, but they're like, 'Yeah, okay. Just let us know what we need to do. Do you have papers that you want us to sign?' And I'm like, 'Well, I can send that electronically.' They gave me the keys and they're like, whoo, 'Do your thing. Let us know what we need to do.' What to build in the slow season

1. Ask this year's clients for reviews

Everyone you closed with this year still remembers you. Ask them now, while the holidays make people warm and reflective. Google's own local ranking tips say more reviews and positive ratings can help your business's local ranking. The standard we hold to is one new review a week, all year long.

2. Give your Google profile a full pass

New photos, an updated bio, your services listed in plain words and a service area that matches where you really sell. Here is what to put in your Google profile's services list.

3. Make your details match everywhere

Same name, same phone, same brokerage, same story on your website, your Google profile and every directory. One mismatched phone number can quietly cost you.

4. Write the pages sellers will need in March

When should I list? What is my home worth? Which neighborhoods are moving? Write those pages now, so they are indexed and trusted by the time sellers start asking.

5. Keep showing up

Post to your Google profile and your social accounts through the holidays. Most agents go quiet. The ones who don't stand out more, not less. A quiet December is the easiest time of year to be the one agent still talking. If you want a simple list to work from, start with this 90-day AI visibility checklist.

What this looks like for real agents

A team in Sunrise Beach, Missouri told us on a September call, "we're getting a ton of Google calls. Finally, I feel like that's taken forever." Then they put numbers on it: "we had like maybe four a month and now we're getting like four plus a week." Notice the word finally. The work they did in the slow months is what showed up later.

Mandy, a 5X eXp ICON agent, cancelled her Zillow spend and then landed 7 listings in her first 8 months. Those listings didn't come from one busy season. They came from months of steady building.

Grace sells in Santa Monica and Beverly Hills, one of the hardest markets there is. She started with no Google profile and zero reviews, and reached 120 reviews in 6 to 8 months. Every one of those reviews was asked for in an ordinary week, not a lucky one.

You can see more stories like these in our case studies. None of those agents got better at real estate in the quiet months. They got easier to find.

What we tell our clients about the slow season

Here is our own view, the same thing our team says on client calls. The quiet months are not a break from building. They are the best time to build.

  • Six to twelve months to consistent results, so the best time to start is before you need the calls.
  • One new review a week, every week. Holiday closings and year-end check-ins are the easiest asks you'll get all year.
  • You don't have to chase reviews by hand. Hand us your contact list and we run a proven review workflow, or use our playbook for getting five reviews per transaction and the black card with your review QR code.
  • Keep posting through the holidays. We schedule the posts so the profile never looks abandoned.
  • One call a month with us, even in December. That is where the profile pass, the new pages and the next steps get decided.

Who this is for, and who it isn't

This is for agents who want next spring to feel different from the last one, and who are willing to put in steady work while the market is quiet. It is not for anyone looking for a quick fix before New Year's. If you would quit at month four, don't start. If you will give it a real year, winter is the perfect place to begin.

The bottom line

The slow season is not a pause. It is a head start, and it goes to whoever uses it. Later is not a decision. Every month you wait is a month of compounding somebody else gets.

AI doesn't pick the best agent. It picks the agent it can understand. Picture a seller in March, coffee in hand, typing four words into her phone. Your name comes back with a stack of fresh reviews and a page that answers her exact question. By the time your phone rings, she has decided. Sellers call you. Not you calling sellers.

Frequently asked questions

What should real estate agents do during the slow season?

Build the things that bring sellers to you later: ask this year's clients for reviews, update your Google profile, make your details match everywhere, write useful local pages and keep posting.

Is winter a good time to start real estate SEO?

Yes. Online visibility usually takes six to twelve months to deliver consistent results, so starting in winter means you are months into the work when the spring market begins.

Should agents stop marketing in December?

No. Many agents go quiet over the holidays, so the ones who keep posting and asking for reviews stand out more. Steady activity also keeps your Google profile looking current.

How many Google reviews should an agent get each month?

We hold our clients to at least one new review a week. A steady pace looks natural, keeps your profile fresh and builds faster than a burst of reviews once a year.

Will AI tools like ChatGPT notice changes I make in winter?

AI tools such as ChatGPT, Gemini, Claude, Perplexity and Copilot draw on what they can find about you online. Changes take time to be picked up, which is why starting early matters.
