How to Choose a Real Estate SEO Company: 7 Questions to Ask Before You Sign

October 21, 2026•7 min read

You have probably hired someone for this before. They promised page one. They sent a monthly report full of charts you didn't understand. The phone didn't ring any more than it did before. Twelve months later you cancelled and felt a little foolish for trying.

So now every pitch sounds the same, and you can't tell who is real. Am I close?

You weren't foolish. Most agents are never told what to ask, so they judge on price and promises. Here are the seven questions that separate the companies that build something from the ones that send reports.

First, know what you're actually buying

You're not buying rankings. You're buying the chance to be the name that comes back when a seller asks Google, ChatGPT, Gemini, Claude, Perplexity, Copilot or another AI tool for an agent in her town. That depends on whether those tools understand you.

AI doesn't pick the best agent. It picks the agent it can understand. Good SEO work makes you easy to understand. Bad SEO work makes noise.

The 7 questions

1. Will you work on AI answers too, or only Google?

Sellers now ask AI tools the same question they used to type into Google. A company that only talks about Google keywords is working on half the job. Ask how they make sure ChatGPT and other AI tools can find and describe you correctly. Then test it yourself. Here is a quick way to ask ChatGPT if it would hire you.

2. Who owns everything when we're done?

Your Google profile, your domain, your website content and your reviews should be yours. If the company owns your profile or your domain, you aren't building an asset. You're renting one, and the lease never ends.

3. What exactly will you do each week?

Ask for the weekly standard in plain words. Ours is simple: one new Google review a week, a reply to every review within 48 hours, a post every week, and details that match everywhere. If a company can't name its weekly work, there probably isn't much.

4. How long until I see results, honestly?

The honest answer is six to twelve months to full strength, with early signs sooner. Anyone promising page one in 30 days is guessing or gaming something that won't last. A longer honest answer beats a short fake one.

5. What do you guarantee, and what do you need from me?

Ask what happens if it doesn't work. Our guarantee is first page, meaning the top 20 agents in your market, within 12 months, or we keep working at our own cost. It comes with conditions on your side, including one call a month, one review ask a week, and answering our setup questions. Any guarantee with no conditions on you isn't a real one.

6. Will you build or fix my website, or work around it?

Your website is the clearest source Google and AI have about you. A company that won't touch it is working with one hand tied. Ask whether they build the site, fix it, or just add a few keywords to what you have.

7. Can I talk to a client who sounds like me?

Not a logo wall. A real agent, in a real market, who will tell you what happened. Then ask that agent the question that matters: did anything change after the first month?

What a real answer sounds like

Matt sells in Whittier, California. He got on a live call with an agent who was deciding whether to hire us, with no heads up about what he'd be asked. Here is what he said about the work: "We do get calls every day… at least like three calls a day from Google, just because of our SEO with Bulletproof. It pays dividends, man. Trust me."

And about question 7, the one most companies fail: "you think it's going to be all good, and then it's ghost town... They're definitely not like that." He described the work in his own words too: "they build the website out, work with my SEO. They're even, you know, help coach me on how to get reviews."

Mandy in Tipp City, Ohio cancelled a Zillow budget of about $60K a year. She admits that was scary: "I was scared at first of like canceling it because it's just kind of a, you know, it's a security blanket, but that's saving me $60,000 a year." In her first eight months with us she took seven listings.

Eric in Arlington, Texas was our first client, in 2022. He started with hardly any reviews and grew past 200, then 300, then 400, and sellers started calling him to list. He is still a client. Ask any company how many of their first clients are still with them.

Video transcript: Yeah, you know, so for me, to end this off, guys, I mean, either you want to be in Google and be ahead of the crowd or you don't want to be in Google and be ahead of the crowd. And I had my transaction coordinator/assistant that I didn't have the year before kind of run my numbers for me real quick. And, you know, numbers don't lie, guys. I did 48 transactions here in the Dallas-Fort Worth Metroplex, which ended up being 15,305,000 in sales, which average sales price ended up being 332,659. And of those, 12 of them were direct from Google.

Red flags that cost agents a year

  • They want to own your Google profile or your domain.
  • They promise page one in weeks.
  • Their monthly report is all charts and no calls.
  • They never mention reviews, your website or AI answers.
  • They can't name a single client in a market like yours.
  • They talk about traffic and impressions but never about sellers calling you.

If you're a solo agent

Solo agents often assume this kind of work is only for big teams. It's the opposite. A solo agent with matching profiles and steady reviews is easy for Google and AI to understand, because there is only one of you. Here is how solo agents compete with teams in AI search.

Who this is not for: an agent who wants results without a monthly call or a weekly review ask. We can do almost everything for you. We can't ask your clients for reviews in your voice.

Does it pay off?

Here is the math worth doing. Take your closings from last year. Ask yourself honestly how many came from somebody who found you, rather than somebody you chased. If the answer is close to none, nothing about you is broken. You've been carrying the business by hand. The right SEO company digs the irrigation line so the water keeps coming when you stop carrying it. Here is when SEO starts paying off for agents.

The bottom line

Don't hire on price or promises. Hire on the answers to these seven questions. AI doesn't pick the best agent. It picks the agent it can understand. Pick the company that will make you understandable everywhere sellers look, and that will tell you the truth about how long it takes.

Picture next spring. A seller three streets over asks an AI tool who she should call. Your name comes back with your reviews. By the time your phone rings, she has decided. Sellers call you. Not you calling sellers.

Frequently asked questions

How do I choose an SEO company for my real estate business?

Ask whether they cover AI answers as well as Google, who owns your profile and domain, what they do each week, how long results honestly take, what they guarantee, whether they work on your website, and whether you can talk to a client like you.

How much time does real estate SEO take to work?

Early signs often show within weeks, but full strength takes six to twelve months of steady work.

Should a solo agent hire an SEO company?

Yes, if the company covers your Google profile, reviews, website and AI answers. A solo agent with one clear, matching identity online is easy for Google and AI to understand.

What are red flags when hiring a real estate SEO company?

Wanting to own your Google profile or domain, promising page one in weeks, reports with no calls, ignoring reviews and AI answers, and no clients in a market like yours.

Does real estate SEO help with ChatGPT?

It should. ChatGPT, Gemini, Claude, Perplexity, Copilot and other AI tools read your website, profiles and reviews. SEO work that makes those clear and consistent helps AI understand and recommend you.
